It’s understandable when buying your very first home there are some mistakes that are going to be made. Some are very common and others are not. Through this post I am going to layout some of my thoughts on how to avoid some of these mistakes.
First, take the time to interview agents, some agents do a better job than others. Thus, you should interview every agent you’re thinking of working with, to ensure you see eye to eye with him or her and trust her professionalism and judgment
Some of the questions you should ask are:
- How long have you been in the business
- Do you specialize in a certain area of real estate
- Are you full-time or part-time
- Do you do Dual Agency
Really the most important thing is if you feel comfortable with the person. If you ask a question and they go on for hours about themselves, then I think it’s safe to say they may or may not be the one for you. Real Estate agents need to be good listeners and care about your needs. Not every one client is the same.
Another common mistake made by First Time Homebuyers is they start looking for homes before they get what’s called a pre-approval. What happens is you start looking at homes in a range that you think you can afford and you have a little sit down with your lender and they drop the bombshell, telling you that you can only afford XYZ. That is always a hard blow to come back from, when you search for homes that are in a lower price range you always go back to the one you found that you could not afford and other one will never compare. So always make sure you get Pre-Approved. On a side note- IT SHOULD NOT COST A DIME TO GET PRE-APPROVED!
